Welcome to The Boston Realty Group (“Company,” “we,” “our,” or “us”). These Terms of Use (“Terms”) govern your access to and use of our website, platforms, and brokerage/homebuying services (collectively, the “Services”). By using our Services, you agree to these Terms.
1. Licensed Massachusetts Brokerage
The Boston Realty Group is a licensed real estate brokerage in the Commonwealth of Massachusetts.
Our agents and brokers operate in compliance with Massachusetts General Laws, regulations of the Massachusetts Board of Registration of Real Estate Brokers and Salespersons, and the National Association of REALTORS® Code of Ethics (if applicable).
Agency relationships, including buyer, seller, or dual representation, are created only by a written agreement as required by Massachusetts law.
2. Brokerage Services vs. Homebuying Services
In addition to brokerage services, The Boston Realty Group may directly purchase properties as a principal buyer.
When we act as a buyer, we are not acting as your agent or fiduciary. These transactions are considered arms-length business transactions.
We will disclose in writing when we are acting as a principal rather than a broker in any real estate transaction.
3. Property Information & Listings
Property information provided through our website or marketing materials, including square footage, prices, and descriptions, is deemed reliable but not guaranteed.
All properties are subject to prior sale, rental, or withdrawal without notice.
Buyers and sellers are encouraged to conduct their own due diligence, including legal, financial, inspection, and appraisal reviews.
4. Massachusetts Consumer Protection & Fair Housing
We comply with Massachusetts General Laws Chapter 93A (Consumer Protection Act) and all federal, state, and local fair housing laws.
We do not discriminate based on race, color, religion, sex, gender identity, sexual orientation, disability, familial status, age, ancestry, veteran or military status, or national origin.
5. No Legal, Tax, or Financial Advice
Our Services are limited to real estate brokerage and, in some cases, direct homebuying.
We do not provide legal, tax, financial, or investment advice. You should consult with your own attorney, accountant, or financial advisor before making real estate decisions.
6. Commissions, Fees & Compensation
Brokerage commissions and fees are governed by written agreements in accordance with Massachusetts law.
Commissions are typically paid by the seller or landlord, unless otherwise negotiated in writing.
In direct homebuying transactions, purchase prices, terms, and conditions will be determined in a written purchase and sale agreement.
7. Intellectual Property
All content, branding, text, and media on our Services are the property of The Boston Realty Group and may not be copied, reproduced, or distributed without written permission.
8. Limitation of Liability
To the maximum extent permitted by law, The Boston Realty Group is not liable for any damages resulting from reliance on property information, use of our Services, or participation in transactions.
All transactions are undertaken at your own discretion and risk.
9. Changes to Terms
We may update these Terms periodically. Updates will be posted with a revised effective date.
Continued use of our Services after changes are posted constitutes acceptance of the updated Terms.
10. Governing Law
These Terms are governed by the laws of the Commonwealth of Massachusetts. Any disputes shall be resolved in the appropriate state or federal courts located in Massachusetts.
